Hi Seth.  Most of the comments are spot on in that your best bet is to join a team of experienced investors.  My family operates a commercial development and investment company in central NJ.  Our primary focus has always been on healthcare-related properties but have done general office, retail and industrial projects as well.  Over the years we developed many relationships with local physicians who were eager to invest in real estate.  A group of docs formed and now participate in many of the transactions.  We meet regularly to look at new opportunities and pass the hat around the table.  The docs provide most of the funding and we provide any and all real estate support services - start to finish.  We are looking at a few fairly large projects and can always use more support.  If projects in our areas would be of interest, let me know.  Best of luck to you.

Im not sold that buyer's agents add much value in brining buyers from their personal rolodex - a "pocket" buyer... There may be cases where an agent knows the perfect buyer and can expedite a deal. However, active buyers are on the internet searching everyday and set up new listing alerts. If your property enters the MLS, a buyer will find it pretty quickly. Im also not sure an educated seller would take the chance to pay a full sell-side fee for the chance that the particular agent he/she hires will have a list of perfect buyers just sitting around. In that case, what reason would there be to even list the property? If the agent has a database of "pocket" buyers, they should step up, making an introduction to the home, and submitting an offer! The reason this never happens is because everything is on the internet and agents no longer control the flow of data.

I don't have a relationship and have nothing to report to you or anyone else. They were able to solve a pretty substantial issue that my investment group was having qualifying for conventional financing. It happens to be a common problem that many on BP also experience and are seeking solutions. So, I spent some time on a Saturday morning reaching out to other members facing similar challenges to provide insight. Isn't that what this community is about? They are great people and as someone who runs a start-up, I want to see them succeed. What is wrong with you?

Josh, I was having a lot of problems structuring short-term hard money with cash out refis with conventional financing primarily due to DTI ratio limitations. However, the most flexible solution I have found to date is a particular crowdfunding platform. They were willing to offer options for short-, mid- and longer-term funding. Its the only way I could find to deal with one source of funding to get my project complete and then hold until I can better qualify for conventional financing to take them out. There is a little give and take but it is my best option. They went byond to work with me and develop solutions that could work. Youll need to provide some reasonable equity contribution but you might want to inquire to see how much.
