New investor here looking for advice. We are closing on a home in a few weeks which will be our primary residence. We are wanting to turn the house we are living in now into a short term rental. My tax professional suggests we quitclaim the property into an LLC for liability and tax reasons. My primary concerns are, Will doing this cause a due on sale clause? Will the bank see this transfer and make me refinance into an investment loan? Also i have a heloc on this property with a different bank that the primary loan. Will the heloc bank be notified of the transfer into a business LLC and freeze my heloc? The heloc is my primary source of investing money so i am trying to protect it from getting frozen. Thankyou!

One of the fourplex's is brandnew. Never been rented. The other two are in excellent condition. Building is in Idaho. The furnishing is all top notch as the whole property is for airbnb. 

Looking for some ideas on how to purchase a property outside our budget. We are new investors with only 200k to put down.

The deal is a 12 unit apartment building for arround 2 million.  The seller is very motivated to sell to us. He needs money at the time of the sale due to some balloon payment he will owe. Im not sure of all the details but its around 400k he will owe. Because of this, seller financing the whole deal is off the table. However he is willing to pay the the 30% down required by comercial lenders for us to get the loan. The only problem is the banks i have talked to told me the seller cant pay the down payment. They also told me i could not use hard money for the down payment.  I keep thinking if there is a lender that will let the seller pay the down for us, we could get into this property with little to no money down.

Any ideas on lenders that will let the seller pay the down payment?

Hi everyone! Im am in a position to rent my house out. I am considering going with a property manager since this is my first deal. The property located in Gilbert AZ. I would also love recommendations For real estate agent in my area. I am hoping to work with an agent who also thinks like an investor. Any help would be appreciated.
