So I’m considering focusing some heavy attention on probate leads and investing, but don’t know much about it or where to begin. I’ve got a mentor who has access to probate leads but I’m afraid of coming off the wrong way when approaching. My question is how do you prefer to work probate leads; as in cold call, door knock, direct mail, social media, funeral home and probate lawyer referral; and how well does it work for you? (If you can give a response rate that would be fantastic!)

Hey everyone,

I was wondering if I can get some opinions on bench advertising. I see all these Benches At bus stops and busy intersections in my market with advertisements on them that say “made you look”, And a phone number where you can call and place an ad. I see them all over the place. So I finally contacted the owner of the company that handles these advertisements, and I’m contemplating using this as a marketing strategy. I was just curious to know who may have tried this in the past and had success or what their opinion would be on using the strategy. Any and all opinions/comments welcome! If it makes any difference I’m in the northern KY and Cincinnati area.

@Christopher Lombardi yes it does. So I guess my question is upon refinancing you don’t put any kind of deposit down or anything? You just take what the bank approves you for? Am I correct there?

Hey guys and gals,

When you purchase a property with private money or hard money and go to a bank to refinance.. do you still owe the 20% deposit like you would if you had originally went with a bank lender to start? Or does the loan just carry over at a Lower interest rate? Any and all info is much appreciated! 😊

@Greg Gibson joining BiggerPockets was your first good choice. Personally I would either look into possibly putting the brrrr method to action or maybe even start an adventure as a private lender in your area. It’s one of the better ways to invest and get a good return especially without having to deal with tenants or get your hands dirty. Just keep your terms adjusted in your favor and make sure you screen the people borrowing and the deal throughly. Either that or partner with the person so you get a cut from the rent or rehab without actually having to participate.
