Have the property taxes and HOA fees increased already?  How is the quality of the property management by her son?

I just wanted to keep everyone updated with my Realty Doctors turnkey purchase. I closed on 3/31/21 and they have placed a tenant who moved in on 4/29/21. The building inspection went well and there were only minor cosmetic issues that needed to be addressed. I did a 30 yr mortgage and my monthly payment is about 850 and rent is 1450, so $600 gross/month. Prop management fee of 10% means im around $450 gross/month. Overall I'm satisfied with the experience so far. I'll update as we move forward.

I can not recommend Jean Gillen with any confidence. She does not communicate or respond well to my emails and requests for additional information. Like a typical salesperson she is a fast talker and when you question her on the information presented she doesn't respond very well. The taxes and HOA fees will likely increase soon after the property is purchased causing you to go to breakeven or even negative cash flow if you cant increase the rents.

Wagner Nolasco does not appear to be professional.  He gives off sleazy used car salesman vibes when communicating with him and I worry about giving him any money only to never hear from him again.  Not someone I would recommend doing business with.

Like others have written before me I was not impressed with Jean Gillen of Realty Doctors either. She has a rehearsed sales pitch which is identical to what you hear online in her sales presentations.  When I asked for more information about the homes I did not hear back, she doesn't respond or responds weeks later after I call or email her over and over and over.  I would use someone who actually answers the phone / emails!
