You especially need to talk to a CPA regarding depreciation recapture if and when you sell the property. It can get complicated. Also, recapture comes into play whether you took depreciation or not - recapture is based on "allowable" depreciation, not actual.

Hi everybody, my name is John McTear and I live in West Chester PA. I have done a couple flips the last few years and have one investment property. I really enjoy doing flips - putting life back into a house and creating a home and would like to do it full time. The problem I'm having is finding houses to purchase. I have a full time job, 2 actually, I am the CFO / part owner of a nationwide job-site logistics company and a partner in a property management company is Bonita Springs, FL. I am looking for deals in SE PA and FLA. I'm open to any and all suggestions and am glad I found BP!
