I don't. But in reality it is much less headaches than with residential and less competition. Tenants tend to stay for many years because they operate their businesses which are not easy to move.

Can anyone just give me a wording of liquidated damages for general contractor contract if project not finished on time? I got burned on one project and wondering what anyone is using.. what is reasonable, etc. The size of the project is about $500,000.

I am in Torrance area.. but I don't like multifamily much. Always felt like too much headache and low yield comparing to industrial

From time to time I see some ugly commercial building or warehouse being redone and it looks beautiful. I come across such projects and never know what architect to call. So far the architects I worked with were not very creative or communicative. Maybe the problem is that I worked with bigger companies. Maybe finding someone hungry or starting in the business would be better. I work in Southern California (South Bay area in L.A.). Any recommendation or advice will be appreciated. I didn't have luck so far finding someone to brainstorm or run ideas how to improve building/estimate cost for my projects.

I filed an appeal for property tax in 2018. Assessment
Appeals Board has 2 years deadline for the hearing. They called me today if I am willing to sign waiver for the postponning the hearing due to Covid-19. That probably they will be not able to do the hearing within the two years period. Any advice?

Anyone had any luck to go after business interruption insurance for the loss of rents  due to Coronavirus shutdowns?

It is very tough situation now. Tenants expect free rent due to Coronavirus and they do not realize that Landlord has also expenses and commitments.

I deal with industrial. And with increased size of the property it takes longer to find a tenant. It might take very long time to find a right tenant or buyer.
