If you are presenting a cash offer as is with no inspections and a short escrow period at a fair price it can make a difference. A cash low ball offer not so much.

I have tried a few like insightly, liondesk, marketleader, and 3x5 index cards. Realtyjuggler for $180 a year works just fine and is easy to use.

Thanks Tony, I have lived in Palmdale since 2004. On the East of the 14 past 47th East and have been living on on the West Side of Rancho Vista West of Town Center Rd since 2011. I drive the streets of Palmdle/Lancaster everyday showing houses, shopping, going to home inspections, and appraisals.

Welcome!  A good rule of thumb is to stay to the east of the 14 highway.  Areas West of the 14 start to get sketchy and require a deep knowledge of what pockets are the rougher neighborhoods and which pockets are decent.  East of the 14 is generally the safer and nicer side of town.
