Thanks for the good advise and the response. Did you find that your guests were respectful towards your home?  I know that some of the younger ski/snowboard crowd can get a little rowdy.  I'm a cop and fairly confident that I can handle most interpersonal issues that may come up, but just curious about what your experience has been.  I'm sure you're very busy, but thanks again for responding. Also what do you think about extending the privacy to the whole basement floor, which would basically include a family/TV room?  Would that increase the rate over just a private room/w bath?

Looking for advise or words of wisdom concerning renting out a room/s in our house via Airbnb.  We own a large 5BD/3 1/2BA home near (within 5-20 min drive) 3 ski resorts in northern Utah. Great skiing in the winter and hiking/mountain biking in spring, summer, fall.  The rooms we are considering renting out are in a full walk-out basement with private full/bathroom. We were thinking about renting one room for X amount or both rooms to the same party for a higher amount as both rooms would have to share the same bathroom.  We live in a beautiful area and a big house and thought this might be a good way to generate some extra cash.  Is there anybody out there in a similar situation with information on this topic?  Thanks

The $100K is the difference between what we owe and what market value is right now. I'm not sure if you call that "total equity" or "excess equity."  I guess a better question might be... What is the best way to access the equity in our home for the purpose of real estate investing?

Should we use the $100K equity in our personal home to invest in "buy and hold" rental property? My wife and I make a combined low six figure income with our day jobs and have good credit, but we are newbies to REI. Our goal is to generate some semi-passive income while keeping our day jobs. I'm a cop she is a school teacher. Any ideas or words of wisdom? Thanks!
