Hello All.  

I'm new to the BiggerPockets community (and the app—more on that below), and I’m hoping to connect with anyone who has firsthand experience navigating an SB-9 lot split in Southern California, particularly within the greater Los Angeles area.

I’m actively exploring opportunities that fit within my buy box, but so far the city I’m working with has not actually completed a project under the terms of the SB-9 legislation. I’ve had encouraging conversations with city planning, zoning, and permitting staff—they’re warm to the idea—but I haven’t found anyone locally who’s completed the process from end to end.

If you have:

  • Approved SB-9 plans
  • Completed an SB-9 lot split
  • Navigated permitting and zoning under SB-9

…I’d love to hear about your experience.

I’m also looking to build a local team and would gladly pay for consulting or referrals to:

  • A civil engineering firm with SB-9 experience
  • A real estate attorney familiar with SB-9
  • A contractor who has completed ADU/JADU builds in the LA area

I searched the forums before posting but ran into a frustrating app glitch that won’t let me submit searches (pressing enter doesn’t do anything), so apologies if this has been covered elsewhere.
