Quote from @Tim Herman:
@Account Closed How did you arrive at your soft cost numbers(vacancy, repairs, and capex). Have you run an analysis? Cash out refi limited to 75% of ARV or $187500. Unlikely a 20k repair budget will get 50k in equity. You are losing money each month. Taxes are less than 1% of purchase price. Acquisition your amortization will be 30 years if using a conventional loan.
@Tim Herman so I basically put 5% vacancy, 5% repairs, and 10% cap expense. I noticed that if I am going to rehab the property I should replace most of the cap items anyways. And the house is listed at 180000 but would be worth more when job is complete. This home is in a nice neighborhood with good schools and homes with the same rooms and style cost almost 300000
