I only have student loan debt on my credit report. It's less than 14K. I don't have credit card debt, but due to my lack of paying my student loans, my credit score is extremely low. I don't have any defaulted loans just student loan debt.

I have not always been the best when it comes to protecting my credit. I've made a lot of really bad decisions. I'm working on correcting those decisions; however, I wanted to know if it's best to focus on clearing all that up first before I try to start investing? I just wanted to drop by and introduce myself to the forums. I am brand new to the idea of investing in real estate. I have owned my own pest control company for the past 8 years, but I have always had a desire to invest in real estate. I am planning on starting a real estate class to obtain my license starting in May. I have been reading the forum posts as well as blog posts and started listening to the podcast from episode 1. I love the community that has been built and is continuing to be built here at bigger pockets. I look forward to cultivating relationships with you guys!!! I am interested in flipping and buy and hold at this point, but I am open to a balanced investing strategy.
