Hi @Allison Richardson! If you decide to search in the Topeka area, I'd love to visit with you and learn more about your budget and depth of work you may or may not want to take on with a new property. As a local investor and local Realtor, we run across off-market properties often and can help determine a fair price by providing an ARV (after repair value), and introducing you to some local contractors in the area.

By the way, Lawrence has a local investor meetup every 2nd Wednesday of the month and Topeka has one on the 4th Wednesdays.  Visit some meetups and network with others doing what you want to do!

This months speaker will be Jeff Ragsdale educating us on the pro's and con's of Section 8 and other government programs that help low-income families, the elderly, and the disabled pay for housing.

How much will you spend on flooring? Will you freshen up the kitchen cabinets or install a brand new ones? How much will it cost to add a new tub and shower surround?

This month we have invited Tucker with T&C Construction who will give us some guidelines on the estimated costs for the items we typically update so we can better budget for repairs when we are considering purchasing and rehabbing.

We have four multifamily properties for sale in Topeka.  A few need a little work and updating, and a few others have had full rehabs in the past few years.  These are mostly occupied and beat the 1% rule.  Topeka is one of the Wall Street Journal's Top 10 Emerging Housing Markets.  It is a midwestern community in Kansas and as the Capitol of Kansas we have a college, a great source of industry and a small town feel community.
