Yes and No, real estate is a people to people business. I say it always and will always say it. As Gran K, I also give my tenants something off in the Dec rent, to the ones that I think would appreciate it, is part of the cost of doing business. Its your judgement, will this tenant take it the way you mean it ? Or to their advantage . Is all about your relationship with them, and your personal judgement about them as people, in my opinion. At times this has back fire on me, and often times it works out great.

BTW almost forgot, real estate is a people to people business, take this guys out to eat to talk business, take them for a drink or two at a nice place, develop a relationship. And if you do get to get a good property and make a good profit , show some love to your source. To make this legal give them a gift card for a couple hundred bucks to a beautiful restaurant, or something of this nature.

Focus on finding more than a few reliable reo agents, and other direct sources to supply you with properties. Often times I can get properties pre MLS listed, and U/C day 0 on the market.

Its a buyers market, the market is flooded with good deals, put this headache behind you ,and use the energy to find a less stressful deal.

Steve up here north this year thus far it feels like bank are negotiating a bit more. REO's and lender owned are well price and usually sale around the asking. Whats the market trend in your area ?

Manhattan takes some deep pockets, lots of knowledge, and lots of foot work. I have some client from NYC that flip there, I have learned that upper NY is much easier and doesn't require so much capital. But you can make money anywhere in the world with the right pockets and contacts. BTW NJ is not bad at all for the wholesale field.

Yes, normally is 30 days. But what over comes is what was agreed on the lease contract. Make sure to deduct everything that may cost you money to fix, besides the normal wear & tear. Also in NJ you are require to put the security deposit in a rentals account compounding interest. Its close to nothing but depending the tenant this could be a headache, just pro rated to the minimal interest, add it on to the total security collected, and state it all on a thread sheet.
