Hi Chris, I own property in the Birmingham area and have also helped a lot of long distance folks get started here, including a client in Oregon at the moment.

I believe you can make money in any of the Birmingham neighborhoods if you buy it right.  This rental market is one that still cash flows and with the market shift more sellers are willing to negotiate than they were earlier in the year.

@Anthony Holloway Birmingham, AL and the surrounding metro area has some great cash flowing properties. So many of my clients are out of state investors.

In addition to Birmingham, I have seen folks mention they have had luck in some other southern cities like Memphis and Montgomery.

@Jovann Thompson The key to long distance investing is building a good team in the market you are considering.

Finding a good realtor, contractors, lending etc will give you a lot more confidence to invest in another market.

@Basit Siddiqi Thank you for your reply. To clarify, I have worked in property management before, and manage a rental property that I own, but I don’t own a property management company.

Also, I am a sales director for a flooring company, but don’t own that company either.

I am a realtor and also own a single family rental. I’m looking to scale through flips and adding more single family and small multi family rentals. Hopefully a CPA will be able to shine a light on which type of incorporation will be best for my business goals.
