Good morning Rosa, I did I'm no longer looking at low income housing and houses that are done nice and shinny. Looking for BRRRR opportunities in nice areas, plus my pm will only manage A&B Properties Looking for the value add for instant equity. If my numbers dont work Im not touching it. Hi folks when your RTP is at less then a .7 Billings is a .33 or so.  Does that mean my market is in a bubble?  I can not make anything here cash flow,  I know that not the most important as ROE.  But in my career I need my properties to cash flow.  Should I look at different markets with higher RTP?

Hi folks newbie investor here, first post  can someone critique this deal and see if I am doing it correctly please.  I dont think this deal will work with todays interest rates is there a way to make it work or is it a good deal.
