Hi

For a 1st Gen retail space in Frisco, what would be Commission split. I'm used to 4.5/2.25 in office. However the other agent is telling me it's 3/3.

Also,  what is market TI allowance for 1st Gen space in Frisco sub market for retail.

What is the market rate for tenant rep side for a new 1st generation retail space? If the lease is NNN is the commission paid on gross rent including NNN expenses?

I'm familiar with the office side where the split is 4.5% tenant rep and 2.25% LL rep. 

Any other differences between retail and office? 

Looking for some input on structuring coworking management agreement from landlord prospective.  
Looking for what's market in the following areas.

- ideal revenue share model, (current proposal pays the operator first and then the landlord)

- market TI split and, (current proposal is no TI contribution from coworking operatior)

- overall share of the revenues split (current proposal is 67%/33%)

If anyone has first hand experience, please share your thoughts.
