Post: Do I need a closing attorney?

I've bought two properties in my life and next month will close on my third.  Both times I've had a lawyer.  To be fully honest, I'm not sure what they did with respect to closing, and if they were actually necessary.  Or maybe I just don't remember.

What is the lawyer's role in closing? Do I need one?

PS -- I'm not asking in an effort to cut cost ... just genuinely curious b/c I don't remember what they actually did for me ...

not to sound like a crunchy granola here ...

my three favorite tenants have been fresh out of college and employed but other landlords didn't want to take a chance with them. They all turned out stellar and were extra good because I "gave them a chance". 

So -- I feel good about this tiny contribution to society. And they feel good in return.

Nice work @David Zheng. I started with similar goals as a 22 year old. Got my first condo then got cold feet (bp was not around then too keep me inspired). Now I'm getting back into it and finding so much inspiration here! If you don't mind sharing, what are you considering as good cash flow on the sfh and condos? (Including vacancy and maintenance/repair allowance).

Thank you @Christopher Phillips and @Josue Vargas ! You guys helped alleviate any early fears I had. 

I ended up having my own inspection, and it was helpful to speak with the inspector directly rather than interpret all this information on the original report they provided. The foundation issues turned out to be nothing -- just normal movement / activity on a 20-year old house. We did find other unrelated issues that we'll hope to negotiate around.

I'm excited to dip my feet back in real estate and happy to have found this awesome resource called bigger pockets!

I'm venturing into my first house purchase (done condos before, where I was only responsible for interior).

I got an inspection report and it came back with all these issues. Like crack in the bedroom wall signaling possible foundation issues. Nesting in the attic. Moisture getting in through window. Some wood rotting on a bottom outside corner.

I figure some things are just normal. 

How can I know what is negligible and what is something to be really concerned with?

(Background -- purchasing out of state. Planned to get my own inspector but seller sent recent report from a offer that fell through. Still plan to get my own but wondering if anything on this report is enough to run away)
