Question,
Is it ok to get a home under contract for wholesaling if they seller has a realtor ?

As a wholesaler, I come across a homeowner who
1) still owes on the property
2) has a liens or back taxes
Does this mean it is not a good deal ?what should I do in these situations ?

From my understanding I believe it's all about your delivery and the rapport you build with the seller. Once you market to that seller and they reach out to you, then that is your chance to seal the deal. You tell them your mission with the property, figure out if you can see the home to identify what all the home will need, you generate an MAO and make an offer to the seller. Once you agree on the price then you get them under contract and market that property to investors. I personally feel that you should start creating your buyers list now and anytime you get the chance, but don't let not having a buyers list stop you. As a newbies to realestate/wholesaling it's all about taking action. Hope this helped.

I'm starting my wholesaling Journey and my first step is to get leads, when sending letters should I use my LLC name as I'm going to be getting a PMB for the address ?
