 This is not the right way of hedging. You basically think to outperform the US residential real estate market that performs like 80 mph, with European real estate that performs 30 mph, as of right now LOL
 
In Europe they don't have 30 year fixed rate and property is losing value because owner can be forced to sell to market condition.

If you want to hedge the market just short VNQ but I guess that's too late, I bet this is the best time to buy (US and European) REIT, and hold til December 2031. You would buy from the bottom.


 Thank you for your input. But you are incorrect about how European mortgages work and there are some other metrics you omit. As US owners don't get foreclosed? As I invest in real estate and the underlying macro factors that influence the markets of housing. And FYI Europes high-end real estate market is roughly cruising at steady 110MPH...

I think it all depends on how liquid you need to be. And also your risk appetite. For me personally, I'm a fan of the syndication deals. But on the short-term horizon 12-24 months. And then some cashflow-generating MR investments. But as I said depends on your timeframe goals. 

Myself I'm looking for some deals in Europe. If you don't mind me asking where you have a property in Europe, what was your experience?
