Hi guys. I have a single family home in Los Angeles County, Antelope Valley. The tenant is mentally unstable, didn't pay rent over a year, got evicted, forced out by the Sheriff and kept coming back to the property by breaking locks and lock picking. The police did not arrest her the 1st time. But the second time they came, she got arrested and has since gotten out of jail, threatening to sue me for stealing her stuff and evicting her fraudulently. The police who arrested her said she was not "all there". She has made false and unverified claims against me time and time again.
How do I deal with such a tenant?

Hi guys. I have properties in Los Angeles County insured with State Farm. I am interested in buying another single-family home in Los Angeles to rent out. But State Farm no longer accepts new insurance in California. The new home I want to buy must therefore be insured by another company. Any suggestions on what to do?

I am wondering if anyone has suggestions as to what to do when a tenant in Los Angeles asks for Asbestos testing. The ceiling damage looks swollen due to the water from aroof leak. There is a small crack in the swollen paint. The area of the damage is about 2 x 3 ft. it is in the hallway.
The home also has popcorn ceiling in the living room that looks old but undamaged. Should I test this ceiling for asbestos even though it looks undamaged?
Does repairing the damaged ceiling in the hallway pose such health risk that Asbestos need to be tested? If you do not test, will you be liable for future issues relating to Asbestos?
