I agree, shut it down. Bulk Reo is not for the small investor. This meaning investors in the millions not the billions. I want to thorw somwthing out there for a responce. I recently attended an Auction.com auction in Houston, Tx. There were investors there, but many more end users. As I was sittting there, I began to think about BP, and wondered if any of the season investors would waste a night of their life as I did that night. I think an intelligent bank would hire a marketing company like Auction.com to get rid of their inventory, from what I saw, they would limit their losses to .50-.60 on the dollar rather than the .10-.20 we are all dreaming of. What do you think? :wink:

I have a 36 unit apt. complex that has some sec. 8 tenants, and I love getting 10 units rent in one check every mo. I have asked this same question many times and I have had many answers. The one answer I have gotten that made me think the most is this. "The quickest way to plunge our country into civil unrest would be to do away with our entitlement programs" Think about it, in some instances you have 2nd and 3rd genration receipients. If the government quit paying the rent, do you think they would take on any job to make ends meet? I think them+gun/you+money=trouble. This is a huge problem, and the gov. knows what would happen. Keep enjoying getting SOME of your hard earned money back. Keep working hard millions of deadbeats are counting on you.
P.S. No offence was intended towards all Sec. 8 recipients, just the ones that can work and wont. :roll:

Yes, I just purchased Feb. 2010. I used the advice I found on here to evaluate the deal. I am a complete newbie to REI. I currently own an excavation company and I'm looking to build a portfolio for passive income. I am not sure how passive this income is going to be but time will tell. I am lucky enough to have cash to buy my properties with, so with that and my reading on here, I should be able to make a go of my 2nd business. What are you trying to accomplish?

What is the best service for screening new tenants? I am looking for credit,rental history, and most important criminal background check. Am I right in thinking that we have to be objective when it comes to reviewing the credit report? If they could handle their finances properly, wouldn't they own a house in this economic climate? What do the pros say?

Well, I know its been awhile. I got very busy with my other business and I was told the property had sold for the asking price so I crossed it off the list. I was surfing loopnet the other night and noticed the property back on the market. They had two deals for the asking price, but the buyers failed to fund the deal. I confirmed this with the local title company (small town). I offered $775,000.00 all cash deal and just got word they accepted. They just completed exterior paint, and have a contractor lined up to put on a new roof. All included. All that is left is a complete inspection from a licensed inspector (my father in law) and if all is well, I will be in the game in a week or so!!! I'm very excited. :D

Thanks you for taking the time to evaluate this deal. I am going to ask for financials, review, and possibly make an offer :D I pray that God blesses you guys with amazing deals for taking time to help out the newbies on this site. I have had many mentors in my other business, and there is nothing like having someone grab you and say slow down when you need to hear it. I will keep you guys posted on further developments.
