4 Units: 2 bed 1 bath

Purchase price $390,000

3% Down

Tax 6k

The year 1969

Building Sq Ft 5,292

This is an owner-occupied loan

2 out of 4 units are lightly rehabbed, and ready to rent, 2 non-rehab units have tenants, month-to-month been there for years.

All new electricity is metered out to each unit. Only one gas and water meter.

My plan is to diversify have two midterm rentals and 2 long-term to see how the mid-term rentals will do.

Mid Term rental comps say $1900-2000 per month, Mid-term is +30 days for travel nurses, I use $1750 because of the overhead required by mid-term rentals.

I believe for long-term summer rent you can get $1200 per unit, current landlord is marketing vacant units for $1175.

I am in need of obtaining appraisals for two properties that are located in Cincinnati, Ohio (Zip code 45231). One property is a condo and the other is a commercial space. I am reaching out to this group in search of recommendations for experienced and reliable appraisers who could assist with this matter.
