Sorry for any confusion. My main interest was in an assumption, but I am now interested in a deed of trust. Is anyone able to answer which is method is the cheapest. If it helps, the assumption or sale will relieve my grandmother so cheapest route is best, I believe.

Hi everyone. I’m currently trying to gather information in effort to gain my first rental property. The property is valued around 70 - 80k with a current mortgage of about 60k in a smaller Texas town. My question has anyone had any experience with mortgage assignment? Is this something that is possible or do I have to go through the whole mortgage process? Please provide any input on the options that are available. Thanks.
