@Paul Moore thanks Paul! I just read the complete article. I guess the problem that I’m having is my cap rate is coming back close to 12 so either I’m analyzing this incorrectly or this is a great deal. I’m subtracting insurance, taxes, landscaping, dumpster, septic pump from gross to come up with noi. I noticed you’re in Lynchburg...... maybe 1.5 hours from me!!

Areas and deals are different but I’ve only bought sfh and triplex. I’m looking at a 13 unit apartment and the other is 24 units. Thanks again

In your opinion, is the 1% rule as important? I’m considering 2 properties as they are both very close to the 1% rule. There is some upside in raising the rents but some are long term tenants.
