I second this. We do not provide the firewood either. Too hard to judge how much each guest will use and some will complain that there wasn’t enough. Have never had a complaint we don’t provide it though and we don’t have to spend the money!

I really don’t know much about the smoky mountains, so hard for me to compare the two. I have heard great things though!
BB is still incredibly undeveloped, both in the STRs and commercial side. With only about 4000 cabins it would be impossible to get 12-15 million visitors per year, but maybe as it grows we could get closer to that. We would also need to see an expansion of the main road that goes through BB which is hwy 259, 2 lanes and can get really backed up on a busy day at checkout time.
There is however a good amount of new commercial development going in, which will help tremendously. High end market, retail, entertainment and a renovated golf course to name a few.
We also have more and more people moving to DFW every day, who will discover this area at some point. I really don’t view vacation to Mexico, Florida, Europe, etc. as competition for BB. It’s a short 2 night getaway for most people and even as covid dies down I don’t see us suffering occupancy issues much at all. Especially with the more attractive higher end cabins.
I chose BB because I know the area and it's a short drive away. I also saw the potential for close to 100% occupancy at pretty high rates, which I have achieved so far. When I include the revenue and the tax benefits from the first 12 months we are right around 100% CoC return. Exponentially higher than I anticipated.

@Payne Wald only stipulation is you have to intend to use it yourself for at least 14 days throughout the year. That’s it! Nothing that states you can’t rent it out.

@Payne Wald everything is going great, the area is absolutely exploding. Even more difficult than finding cleaners and maintenance right now is finding more properties! I have a part time maintenance guy on call I can use anytime and my cleaner is fantastic, although she is absolutely slammed and I don’t know if she will be able to handle the additional cabins we buy next year.
