I've got this one lead, this man is selling his rental because he wants to finance it but can't. He's asking 107k but will take 90k cash? The house is paid off and not listed for sale. Can I do anything with this ???

No no I know there Is no way around the contract with the right paper work . , Jon explained it " if you want to be the fix and flipper, it won't work because its already fixed up. If you're a wholesaler, it probably won't work, either. Wholesaling doesn't work well with retail buyers and rehabbed, pretty houses are usually sold the retail buyers."

Because Im asking them what's the situation on the house why are they selling and so far they are investors trying to flip and I'm not sure if they have a contract on the house or not? Can we negotiate a win win or are most investors not willing .
