@Justin Lewis One piece of data that is missing on Zillow and Realtor.com is the closing cost data. If seller contributed thousands of dollars to close you need to factor that into your CMA.

I'm an engineer and worked in the oilfield for 8 years. Now that that's over I'm pouring 100% of myself into real estate investing. I'll also be getting my agent license by the end of September so that I will be able to sell the properties I've invested in. Happy to be here!
