Yes, as long as it is 1-4 units and residential, you can get a 30 year loan (conventional if its just and investment property, or FHA/VA if you are going to live in it)

Either they can be put on the HUD and transferred to you or the seller can bring them to settlement in the form of certified funds (depending what your state and title company allow). Make sure you get them either way before you leave the settlement. I prefer them being on the HUD unless they are held with the property management company, then they could stay in escrow and transferred to your account with the property manager. Either way they are yours and you need them with the sale.

Title searches are optional on cash purchases, but strongly suggested (in my opinion)

Closing can happen typically as fast as the title search is done. The cash buyers I work with usually close in 2 weeks on even much sooner (if you have a good relationship with a title company they will work on it quicker). If your title company it taking 30 days, go to a different one.

Hi Yuriy,

I am familiar with Lebanon PA, I am a Realtor in this area. I know a few different investors personally who have dozens of properties in the Lebanon City and that's the market they focus on because of the high returns. The property manager that I work with doesn't seem to have a problem placing tenants in Lebanon and he is managing about 200 units in the area. If you want more info send me a PM.
