To note, I am okay with a unfinished basment and 2nd fl. We can pay to have the 2nd Fl finished, basement can wait. We have the cashflow needed for any down payment. 

Hey Group, I am currently renting a single family house in the MA area. Our landlord is looking to sell the propoerty, its a single family 2-story house with an unfinished basement and second floor just has the framing. Second Floor is has no plumbing or electric installed what's so ever. What are some creative ways I can purchase the property? How can I use the unfinished 2nd floor to bring an advantage to the negotiate table?

I just got my first list of Cold Leads from driving for dollars. Their phone numbers were found from Skiptracing. 

Does anyone have a source they use to send these cold leads text instead of cold calling them? Is it legal to send them text?
