I appreciate the feedback from one and all.  Right now it's all about finding the first deal, and making sure it's not a complete disaster.  I'll check out Same as Cash.  Any other thoughts on finding wholesalers and/or the very first deal?  Thanks.

I appreciate it Nikolas!  It's funny, I kind of had the feeling that the progression you described would happen, but was tempted to do it anyway, because option 1 takes the least effort.  If I were going to go with option 3, what do you mean exactly by a direct marketing campaign?  Bandit signs?  For options 1 & 2, what is the best way to find agents/wholesalers who would be helpful?  Thanks!!

Thanks Michael! Excellent advice. That is a longer-term goal for me, but I figure it might be prudent to learn on something small and work my way up. We are effectively doing commercial rehab already, on our own properties, which are high-return but take a while to generate cash.

Thanks!  Houston is a big market, but I will do my best.  We actually can act as our own general contractor and do at least half of the actual work ourselves, at low cost.  We do commercial construction all the time (tenant improvements, not building construction).  My thought was that we could get above normal margins that way, but we have to buy well also.  It's really the latter part that I'm most concerned about.  I appreciate it.

If you had reasonably good access to capital and a very talented construction/maintenance team at your disposal with excess time on their hands, would it make sense to start flipping houses?  How would you approach it?  I've recently stepped into a role overseeing a small commercial real estate firm in Houston, and am looking for cash generating projects.  I'm pretty sure if I could source projects, I could fund them directly and get most of the work done well at low cost.  But I don't know where to begin.  I deal with commercial tenant improvements, general improvements, marketing, and maintenance on an ongoing basis, but have no experience at all in residential rehab.  What is step 1?
