Hello,

I am currently driving 80-90 min into north Atlanta for a new job. Im not quite ready to sell my home, but instead looking to invest in a townhome/condo that I could stay in 1-2 days a week and air b n b or short term rental.

Is this strategy feasible or do townhomes allow for short term rentals that you can also stay in if and when needed?

I’ve also thought of a small house to house hack but not sure that would be profitable until paid off. I

I know there are rules and regulations on Air b n b but would love suggestions on how to approach this situation. Thanks!

Any benefits to off market opposed to mls?

Any one currently using Data Science to make moves in Real Estate? What programs do you use and how has it benefited you?

I am a Data Analyst for my 9-5 and it's a big Business topic right now really re-shaping the way businesses operate. I would love to learn how to use data science as a competitive advantage in the real estate world!

Really appreciate the advice! Clarity in my goals is something I need to work on and following just as you said, Clarity. Commitment. Action.  What are some examples of this you've had in the past? Specifically with knowledge and learning, or any example you care to share would be great!

@Tom Wagner Great Idea as well with the screenshots. I typically listen while running, driving, or walking dogs. I go back and listen to certain subjects that I need to hear again for sure.

Thanks for reaching out! I could have clarified- a singular subgoal is to listen to all of them. I just wrote out my goals for 2021 and 35  objectives (and counting) some small from anywhere to personal development/investing knowledge to big goals like buying my second property. Definitely ready for a huge year! This website has been a great resource.
