QuickBooks just jacked up their prices again so I’m taking the opportunity to ask if there is a better (and cheaper) option for my apartment business out there. 30 units.
Any suggestions?

A tenant broke the front door during a domestic incident where the cops were called. I temporarily fixed the door and ordered a new one. Because of Covid, the door didn’t come in for months and then it was winter and too cold to replace it. I have warned the tenant I’m meeting a contractor to do the work and they won’t respond. If they don’t answer the door, am I within my rights to open it and let him work? Even if they’re home? I’m guessing I am. I just want to make sure. They’re an aggressive young couple that I can see giving me problems because of it.

I have these chronically late tenants. I gave them a 14 day notice to pay or vacate. Time ran out so I filed with the court and sheriffs office. This cost about $45. The sheriff must've came and the tenants put a money order in the box dated 4 days ago meaning they just forgot or didn't care to put it in till the sheriff came. Not gonna go through the rest of the eviction process bc as a LLC, id have to hire a lawyer and it'd likely be expensive. Do I just photocopy the receipts and send them a bill? Also, how do I enforce the bill if they don't want to pay?
