Post: Help with First Land Purchase

My family lost our home 2 months ago in the Alexander Mountain Fire.  We plan to rebuild, but our neighbors are aging and do not wish to go through a rebuild.  They have offered their property to us at a very good price.  Not important to this post, but the well and septic on this lot were unaffected by the fire.  The owner is a former mortgage underwriter and she is preparing documents herself and having her friend at a title company execute the sale.  I’m wondering if anyone would be willing to help me out with the transaction to make sure I’m not overlooking anything and making mistakes.  There is not enough meat on the bone to involve an agent or an attorney.  TIA.
