Valentino, welcome to BP...great place.

Joe, I agree with your thoughts on Ferndale. I have not found any multi families there that have made sense. I really like the area and would like to own property there...I guess me and everyone else. I am going to try to make it to Renegade. Hope to see you there.

It would depend on the credit of the buyer for me and their cash flow situation. I would want to make sure they could handle any repairs that pop up without breaking the bank. But to be honest, if they are trying to buy a 25k house and planning to use a tax return to make the deal work they are probably also strapped for cash. Any repairs would probably cause them to miss payments with you. So take a good look at the credit report and their financial situation. Good luck.

@Emma S. I have since purchased a college rental. When I go back to these guys I may need to get creative but I do remember Aaron's creative financing deal. It had many moving parts and was VERY "creative". I will need to try to use a sellers "savings" as faux payments sometime. Genius.

Try contacting the owner to see if they want to sell. Maybe you can relieve the pressure of taxes and pick up a good rental.

@Yolanda Smith , If you really want to go after these you should talk extensively with a property manager familiar with Detroit...and proceed with caution.

@Joe Delia ...well put. I work with a guy from Detroit who knows the different neighborhoods and streets. He is very specific with his investing and does well down there with his rentals. Although, it comes with many headaches.
