I see, I have heard some about needing a license after making so many loans...this property is in Texas if that helps.

So, if I find a property and put it under contract, can I assign that contract to a 3rd party buyer and then offer that end buyer the loan out of my own money? I'm unaware of any rules surrounding this sort of transaction since it's new to me but seems legitimate.

Thanks for the info. I should probably mention that I know the buyer personally, he's on a fixed income, has a good rental history and he has done rehab work for me for a long time.

That being said, I understand the risks involved and have the money to buy the property outright with cash and do the repairs. I've bought a sold several homes, and have several rentals, just never got involved with owner financing, but think it's a big opportunity right now.

I think where I'm stuck is whether I should just buy the house with cash, do the repairs and then sell with owner financing? Since I already have the buyer, I'm just trying to avoid two closings and additional fees.

Would it be easier to find the house, assign it to my buyer, and simply make the loan? Then we collectively do the repairs once he owns the house. I feel like I'm missing something here.

Great info, I've heard of the cages...worth the investment, especially if you can reuse it. These houses are actually in nicer parts of Houston, which is why I'm so surprised. One happened the day of closing...so who's problem is it then?

Most likely I will use my cash for the loan. I also have cash in an SDIRA, but thought the transaction would become too complicated this way, with the all the restrictions involved.

I've got a buyer that I'm helping to find a house that I will eventually buy and owner finance to him. What's the best way to go about this? I'm relatively new to owner financing.

Should I put the house under contract and just assign it to my buyer, then just act as the bank to provide financing? In other words, never actually taking ownership.

The tricky part is that he is willing to do some of the repairs on the house, but can't do them all. So he may not be able to move in immediately. Just thought I would throw this situation out there as I'm sure it's relatively common.

I've had two condenser units on two different houses stolen (one was just the copper) in the last few weeks. It's very frustrating as you know, and always seems to happen when the house is for sale.

I've read through some comments but just thought I would start a new topic to get some ideas from fellow rehabbers or landlords on ways to prevent theft or vandalism. In my situation, it's specifically been HVAC related, but I've seen all kinds.

Anyone use cameras?

Any comments or ideas are greatly appreciated.
