We bought a distressed duplex two years ago and fixed it up in Provo. It's very near the Provo cemetery about a mile due south of campus and we haven't had too much trouble getting it rented out. I've found that if you want married students the timing is everything. You have to get it listed at semester breaks, otherwise you don't get the students really interested. I mostly agree with Joel about getting them to cashflow, but the rental market is really booming in Provo, just have to buy at the right price to get the multi-families to work. Ours cashflows really well, but again, we bought it in 2014 and put a ton of work into it. Prices have only gone up in that time. Jeremiah nailed the nuances with BYU housing stuff, so I won't repeat that. I've really liked the Provo market

Literally just had 112 feet lined in American Fork last week for about $10k. Super sucky! Who gave you the quote? I liked my guy quite a bit, PM me and I'll get you his details. $7k seems maybe a bit high, but it might be because of the cement portion of things. He got it done in a day and stayed to the quote.

I work in Salt Lake County, live in Utah County with a duplex in Provo I just fixed up and getting ready to refinance (BRRRR FTW!). In the next couple of years I'm looking to buy up some properties, but the prices are getting a little crazy. Then I look at some of the 2/1, 3/1, 3/2 homes in downtown Tooele and they look like way better deals. I am unfamiliar with the rental market out there, but I do work on the Army Depot from time to time with my company and I always think that all these people working out here have to live somewhere, right? It seems like a great sustainer of the rental market. What are typical rents for those smaller homes out there (800 to 1200 sq ft)? Any flipping potential in Tooele? Are people buying out in that direction? Any success stories in Tooele County would be awesome. Or even Utah County south of Provo, because the prices seem to drop off in a similar fashion once you get to Payson, Spanish Fork, Mapleton areas. Thanks!
