I used Kaplan for my Missouri licensing classes, which was pretty useful but a little pricey. In terms of study material, I highly recommend PrepAgent. The site provides numerous practice tests and notecards, which helped a ton when preparing for the test.

Hey Luis,

From my experience, Florissant is a great area for investing! North county generally has cheaper prices in safer neighborhoods, but Florissant specifically has cheap brick homes that rent at a great price.

I work with a lot of investors who love the Florissant area, you'll notice that a lot of homes in that area are 3 bed 2 bath houses, and look pretty identical. Definitely do your own research, but IMO you're looking in the right place!

Hey Vivi,

In terms of North County, Ferguson is a solid area for rentals IMO. Especially near old town Ferguson. You can buy 2 bed brick houses for under 80k that generate around 1k in rent. They may not be 3-4 bedrooms, but the numbers make sense.

In terms of the inventory, they can be harder to come across (especially around this time) just keep an eye out for off market deals from wholesalers, agents, and other resources. Might be useful asking if anyone has any off market deals in a certain zip code via a REI Facebook groups

 Do you have any local meetups you'd recommend?

I personally attend events such as Buyer's Club (FasterHouse), Core Properties Investor Meetup, STL REI Happy Hour, REI on Tap (New Western), and I try a few new ones every now and then.

Most of these are free, and can be found through Eventbrite or Meetups.com.

Hey Judit,

I utilize Buildzoom.com to find local contractors here in St. Louis. It will show all of their recent projects, reviews, and an overall score based on their service. A lot of investors may be hesitant to share their contractors as it could potentially slow their business. So vetting them yourself may prove more useful.
