@Mark Trebor – I estimated closing costs and will be using @Tim Herman's estimate of 2% for closing going forward. For expenses, I overlooked that and think Tim's estimates are a good starting point.

@Tim Herman thank you for those capex numbers, they look solid. I'll rethink how I'm calculating capex for the areas i'm looking in.
