Rocky, it’s good to hear that you are happy with concrete, it seems not a lot of people is familiar with steel piers. Luckily I don’t think I will need 50 piers like the house in the picture. It will be more around 30 and will be only the perimeter.

Hello everyone happy Monday-

I am currently purchasing a home in San Antonio TX and it has some foundation problems. I took the engineer and confirmed there was a problem. A couple of contractors went to give me an estimate on the repairs and one of them is recommending concrete piers and the other one steel. The Concrete seems more economical but I want to make sure it solves the problem long term. What would you recommend Concrete or Steel?

Hello-

I just wanted to get an opinions from you guys about the deal I am working on right now. For a while I had been looking for a duplex where I could live in one side and rent the other. I finally found a decent propety in an area I like. The offer has been accepted for 100k, I was thinking to fianance the deal going conventional, but it seems with the issues the property has I would need a 203k loan.

There a various issues with the house, but the big ticket item is the foundation. It seems I would need about 13k to fix that. In addtion, I am budgeting another 15k to complete the rehab on the inside and outside of the house. Looking at the numbers, I believe I would be able to rent one of the units for 700 a month while I live on the other side. I do plan to live in the house for right now, and when I move out I would rent the other unit for another 700. The resale value of the property after the rehab I am estimating to be around 150k.

My question for you guys is, would you guys go ahead with this deal. I am still in the option period so I can still say "No".

Please let me know you thoughts and thanks in advance for your responses!!

Thanks Jason...yes, that's what I have noticed that people is really nice around here and they are willing to help. Good luck with your offer. I know the market right now is heating up....I have been looking, with no luck so far...there are some Multi Family deals...but not in the areas I would like to live in...so, I'll be patient until I find the right deal.

Hello my name is Jorge L Garcia from San Antonio TX. I just recently found Bigger Pockets and I am really happy I did. I am delighted with all the real estate information you can find in this web site.

I have been interested in real estate since I was in college, and I have manange to purchase two rental properties. However, I want to expand my porfolio, and currently I am looking to buy a Multi-Family propety (Duplex), where I can live and rent the other, so hopefully I find a good deal.
