Does any one can recommend how to find a responsible and reasonable contractor in the Greensboro NC area? Can any one recommend a contractor? I have some water damage repairs to do in a kitchen ceiling. I think I could do it myself, but will try to get a professional first. Help, please.

I just find out there are several offers on the table which means I will have more competition, but I am planning to move forward and ride this as a training opportunity. I though about contacting the owner directly, but I am trying to build good relationship with real estate agents, lenders and contractors, so I think I need to protect my integrity ( am I right?) and use the Real Estate agent who presented the opportunity to me. This is not a true investing property for me at eh moment because, I am getting it for my daughter. However, I need to treat it as an investment property and see If I can get a good ROI. Let see what happens. if my numbers are right, even if I buy it at the asking price and use 10% of the purchasing price on repair, The value according to comparable still around $20,000 over the purchase and repair cost. Now if it goes over the asking the price, then I think I might have to back out.

Thank you so much. In the process to get the precual to place the written offer. I just contacted the Short sale Real Estate agent I was working with to place the offer as soon I get the loan precual. 

I am no sure how to deal directly with the owner yet.  Did some research and find out the name of the owner and address. we will work on this to see how buying it directly from the owner works.

HI, I am new to the Bigger Pocket and thinking about trying Real Estate Investing (Sorry I have not completed my profile yet but will work on it this week. Need help). I am testing the water by trying to get a home for my daughter in NC for owner occupy, no for investment. We found a short sale property we like in a perfect location for her and seems to be of a good value. The issue is I just found out by searching public records that the property just moved to foreclosure about a month ago. I really would like to get this property. Does any one have any idea how can I approach this to have the property before it hits bids? Any suggestions please?
