@Jay Hinrichs that’s a really good point! It’s definitely been good to get perspective from both sides of the wholesaling fence. Especially in regard to the rules and regulations on different states. Ultimately, I may need to switch my target market and approach from preforeclosure property owners to absentee property owners then find a creative way to fund the deal!

@Todd Rasmussen Thank you Todd!!! I have been giving your suggestions some thought recently. I’m currently listening to the audio book “The Book on Flipping Houses” by J Scott and it really helped me TK find different approaches to get into real estate.

@Anish Tolia thanks for your response. I think that it really comes down to intention and perspective. Some people are motivated to sell because of a financial hardship. If I approach this buyer and offer a service (wholesaling) to help better their situation how is that taking advantage? I believe the added value is helping someone avoid an even worse situation such as a foreclosure on their credit report.

But hey, I’m new to this so you may be right.

I am new to RE investing and plan to use the wholesaling strategy to build up enough capital to buy and hold properties. I plan to target homeowners in the preforeclosure stage. I don't want to come off as if I am capitalizing off of another person's misfortune. Anyone have any suggestions on how to approach buyers in personal distress?
