@Sasha Mohammed Thank you for your response, it is very helpful. I do not intend on living in the property, as this is a straight investment. Both unit rents will cover the mortgage and provide a substantial amount of cash flow. Based on what you mentioned about the Non-QM DSCR, it seems like this property would fit the bill. I never heard of this type of financing option before but will do some research to see if I could apply and be approved for it.

Hi All,
So, I'm looking to purchase investment propert #4, which is a duplex. The issue I have is that I am self employed and with the last investment property we purchased we had to put down 25% using a DSCR loan.
Being that we don’t have 25% to put down on another property, we could swing 5% - 10%, but want to know how I would be able to qualify.
I appreciate any and all advice/tips. Thank you!

@Scott Wolf Thanks for responding. So, based on the comps in the area we are looking at an ARV of $185K - $200K. The property is located in Watervliet, NY. I will be bringing $25K to the table. After the rehab we are looking to hold and rent, then do a refi- csh out. Basically BRRR it. This will be my first experience using hard money if I find a lender.
