Well the campaign is meant to go to the 2000 people each month for the next 6 months. This is not a one time trial for me.

You mentioned effectiveness.

What is effective, in your opinion?

Is it better to measure it per mailing or for the whole campaign?

Just interested in your opinion.

Judging some of your posts, you appear to have this marketing thing down pat.

Great reframe Micahel.

I'm actually looking at it the same way. The mailing is supposed to last for the next 6 months. I'll just have replace those names with others.

But how long does it take to receive the last of the returned addresses? Another week or two? Also with a mailing like this, 2000, would leads come in randomly or should distribution of leads be even?

It seems like I received more calls a couple of weeks ago, and now I'm simply receiving my own returned postcards.

I do fortunately still have the postcards and addresses, so all is not lost. (smirk)

Thanks for chiming in Wheatie. I've been a fan of yours for a while on this forum.

Some are being returned because the address is supposedly vacant. Other cards say things like the reason for return is rejection. Still others say that the address is incorrect.

This would be sufficient as an explanation except from what I've read on the net there are folks who don't want to receive direct mail and hence they pay the DMA to remove them from lists and they also do things like buy a stamp that says return to sender, some of the postcards have this, and write similar expanations on the card as excuses. What do you think about that?

I know it sounds farfetched, but...

How much is a skip tracer?

And I've already erased the names from my ACT! database...Is that bad?

Well, for those of you who have managed to actually compile a list of folks and mailed out to them, tell me how you avoided sending to people who hate junk mail.

Recently, I did a mass mailing to outta town absentee owners, 2000 to be exact, and I am starting to receive a good amount of return to sender postcards in the mail everyday.

So far I've received 60 cards back, but the weird thing is that I seem to be getting the same amount (20) everyday. I'm hopeful that this will stop, but I'm not sure whether or not the post office is holding the remainder of the rejected postcards.

One thing is for sure...I learning a ton with this mailing. Any feedback you can offer would be greatly welcomed, ie how to do better next time around.

When I said that I predicted the current situation I was referring to my advantage as an appraiser. Within this role, I was able to see the market's ceiling and also come to a number of conclusions about why it existed/persisted.

Unfortunately John, I was unable to profit from this partly because I wrongly excluded myself from the analysis. In retrospect, I was merely pontificating about the prospects for the future unaware--until recently--that I could have profited and still can profit.

Honestly, I knew absolutely nothing about real estate investment. I just don't have those types of folk in my circle. But now I wanna learn about REI so I'm making an effort to learn as much as I possibly can. Hopefully, I've answered your question. Oh, I can say that I have at least four friends who waited 'til now to buy their homes based on me advice (even though I told them that I think that there quite a bit more left to the downside), and they all wanted to buy 2 years ago. On the flip side, I also have a few that didn't take my advice, and now their equity has dried up.
