Thanks all for the warm welcome. Just came across this site and the responses has made me glad I did!  Yes I keep debated keeping on renting again or selling.  Been through thought process with two tenants. The first up and left with no warning in the middle of winter and left no gas in the tank. Luckily I found another renter in 6 weeks. My tenants now are fine but they are moving out of state so may put it for sale and for rent and whichever hits first. 

The good thing about being a realtor is I can adjust and list quickly :-)

So you think it's better to keep, even though it is only costing me money vs. dumping and finding a better property?  Another issue is I get screwed in taxes cause I can not claim any losses due to annual salary.

Hi everyone. My name is Joe, I am a realtor and looking to get into flipping my first property. I currently own two homes, once I live in and a single family I rent out. The rental was my first home and was too underwater due to buying in 2008, so I decided to rent. I currently lose about 100 a month, so a good investment it is not.  Will be listing it for sale this week and then looking into better deals.

Anyway, just wanted to say hi and look forward to speaking to some of you.
