Find an Actual Lender, they have more flexibility and can offer better terms for sure. Usually a Real Estate Agent in the area will have great referrals.

Hi Angela!

I'm a new agent here in the area too! I chose Keller Williams at Somerset/Troy and after 3 months, I'm confident it was the best decision! While agents are all 1099 independent contractors, Keller Williams offers more for less. We are going to be so far ahead and keep going with what we invest in technology.

Commission is 1st year: 60 you 40 brokerage + a small fee for coaching for 1st year. Cap at $18,000 + $3,000 royalties. So after you do about 1.5 million in Volume (not a whole lot once you understand it a bit more, your goal for year is about 5-10 million starting out just for rough numbers) you get 100% of your commissions! 

2nd year: 70/30 split with same $18,000 cap.

Office fee, I believe is about $50 a month.

You can then also join a team within the Brokerage if you want, which you would then have another split, but your cap drops even lower, and obviously you're getting more support/leads.

I'm going the solo route for now... 3 months in and I have 1 deal closed, 4 pending, a few other contracts. Which isn't enough for me, but I'm starting to believe in the snowball effect and the long term game, which is why I'm excited sharing.

Hi! Joe, from Orrville, Ohio here.

Friend referred me to BP podcasts (Sept '18) and I was hooked on real estate after the 1st one! I've since started gobbling up podcasts, webinars, and real estate books ever since!

Goal:

1. I'm here to be able Quit Manufacturing and start Full Time Real Estate 30-35 years old (5-10 yrs) Kills me spending so much of my time working. I'm a passionate person so I put a lot of effort into work. I'm here to put that effort towards something more directed at growing myself.

2. Once Goal #1 is met, I'm sure Growing the Business will come next

Background:

- Bought raw land when i graduated college (2016) which I'm now under contract to sell for a nice profit to help me get started in Real Estate Investing.

- Will be moving to Michigan, little NE of Detroit in the Spring. This is when I plan to Launch my Real Estate Investing Career! Family is in Ohio though, so I'll be back.

- Selling current house, which will be a nice Fix and Flip deal to add some more Capital

Real Estate Investing Plan:

- Learn as much as possible

- Will keep my job until I'm making an equal amount of maintainable income off of Real Estate.

- Do what the deal is but focus on:

1. BRRRR strategy (if needed/applicable) to get started on a couple single Family

2. Maybe start acquiring some multi family rentals

3. If the numbers say "fix and flip" go for it!

4. Get Properties paid off and Cruise!

- Learn as much as possible

- Find good deals!

Work/Education

- Graduated HS 4.0 GPA (2012)

- Working Operator Level Factory (2012-2014)

- Working Team Leader (2014-2017)

- Graduated with Bachelors Degree in Business Management in (2016)

- Department Manager (2017-Present)

- Started MBA but switching focus to Real Estate (2018)
