I have a few vacant land properties that I'm about to put under contract. I saw a podcast from a bigger name land flipper that you're able to market/list a lot if it's in your contact with seller. Also added a clause that the buyer could back out at any time. The goal is to find a buyer without using your own money. I was wondering if this is true? I was under the impression that I needed the deed in my name to list the property. Has anyone ever done this and how was the contract worded. Thank you.

I've been mainly just flipping the lots in Lehigh Acres. I've been looking at possibly putting some small homes on the lots. I wanted to get more familiar with the Florida market and their building process. The building process is a lot different than here in Michigan. As of now, I'm flipping the land. I'd love to connect in the future and I'm interested in any lending options you may begin. Thanks for responding.

I'm looking to connect with some private or hard money lenders in FL. I'm a land investor from Michigan. I recently started buying lots in Lehigh Acres and Fort Myers. I currently have more deals on the table that I can currently fund. I have money tied up in other projects in MIchigan and Florida. I have collateral as lots in Fort Myers and Lehigh Acres. I do not want to lose any of these deals!. Thank you and I hope to get some feedback on ideas to solve this.
