Hi when when agreeing with a price with a seller on a wholesale deal should I sign the purchase agreement right there or go to a llc to get it signed with a seller?

After negotiating with a seller and agreeing on a price. Do I sign the assignment contract right there with the seller or do we get a third party an go to a llc to get it signed?
