Should we replace our beat up front door or just paint it? We have a rental property that the previous tenet destroyed and we want to keep costs down. I think we could help our chances of selling if we replace the door.  Any input would be appreciated.

Glad to say my wife and I have pulled the trigger and completed our first deal in Raleigh, NC. We’ve generally been investing into the stock market with great success but wanted to redistribute and modify our portfolio to include investment properties. For those who live in Raleigh you understand how fast the area is growing due to the influx of companies and healthcare opportunities. We liquidated a mutual fund that returned 6-7% and was our primary hedge against inflation for our savings account. Was is it scary? Absolutely!!! We are putting $50K into a house with the prospects of having renters. However, we looked at our investment portfolio and with having 85% of it compromise of equities and the state of our economy we felt it was the right time to capitalize on the low interest rates as well as invest into an area that is seeing rapid change in real estate.

Lastly, we would like to thank all of Bigger Pockets and those who gave us the confidence to jump into real estate. All you need is one deal to get things moving.
