I agree with Stuart about having funds available. That being said, this depends on your overall financial situation. If you are a Dr. who is investing for extra returns and do not have a worry about Capex then invest the $300. But if you are like most investors that $300 can go a long way for you once a few months pass. I personally invest my gains in more deals and pull cash out as needed. That way I know I am always earning top $$$ on my investments. Best, Joseph

I have been searching for a similar tool. The best I can find is the interactive zoning map for the particular county I am looking into.
