How do I figure out what the arv will be after rehab?. Is there a way to find prices of similar houses near area of buying that not distressed an compare to? I'm trying to do the 75 percent rule but it's confusing if i dont what arv will be.

My first brrrr. My biggest challenge will be keeping my rehab expenses low. First brrrr attempt. I've been reading a lot learning as much as I can about this process.

Didn't want to rent or buy a house at the time. So I bought this duplex. Two 2bedroom

I learned the importance of screening tenants very quickly. Had problems from the get-go. I then went on the internet and taught myself how screen. What a difference after that!
